Energy Performance Certificates

 

  

 

As from 1st October 2008, all buildings that are not dwellings require an Energy Performance Certificate (EPC) on construction, sale or let.

The purpose of an EPC is to indicate how energy efficient a building is within rating bands A to G (similar to the system used for many electrical items).

The EPC must be produced by an Energy Assessor who is a member of a Government approved accreditation scheme. Flow Analysis Energy Assessors are members of the CIBSE accreditation scheme. In addition Flow Analysis Energy Assessors are level 5 assessors (the most demanding level) and so they are competent to produce EPCs for buildings of any complexity.

Membership of the above scheme also means that we are qualified to sign off  PartL2 emissions calculations for Building Control.

EPCs are submitted to a national register by the Energy Assessor, and consequently they may be verified by checking against the contents of the register.

An EPC is valid for 10 years, but will be stored on the register for 20 years.

Also included with the EPC is a recommendations report. The provides:

  • recommendations on using the building more efficiently

  • cost-effective inprovements

  • other more expensive improvements which could enhance performance
